Common Questions About the Program

Who qualifies as a hero?

Qualifying heroes include active duty and reserve military, veterans, law enforcement professionals, firefighters and rescue professionals, first responders, healthcare professionals, education professionals, community volunteers, and surviving spouses of a fallen community hero. Eligibility is by category, not by job title, so if you work in education, healthcare, rescue or law enforcement in any role, you qualify.

What does the program save me?

Mortgage Marketplace reduces or waives the loan processing fee (up to $1,095) and the credit report fee (up to $200) on your purchase or refinance. If you buy with a participating Real Estate Broker Partner, you may also receive a complimentary home warranty and reduced real estate service fees on qualifying transactions. Partner benefits are provided by the participating broker, not by Mortgage Marketplace, and are subject to each partner’s terms.

Do I have to use a partner real estate broker or vendor?

No. You are not required to use a partner real estate broker, title company or other vendor to receive the Mortgage Marketplace loan fee discounts. Partner benefits are available only when you work with that partner.

Is the loan process different for program participants?

No. You have access to every loan program Mortgage Marketplace offers, including conventional, FHA, VA, USDA and jumbo, and the process is the same. The program discounts are applied on top.

Can I combine the program with down payment assistance?

Yes. Any down payment assistance program you qualify for through Mortgage Marketplace can be used together with Housing Oregon’s Heroes.

What types of properties are eligible?

Any residential property that qualifies for a residential home loan, including primary residences, second homes and investment properties, subject to the guidelines of the loan program you choose.

How do I apply?

Complete the short form on this site, call (503) 210-1480, or apply online at mortgagemarketplace.loans. Tell us which hero group you belong to. There is no separate program application.

How long does the application take?

The online application typically takes less than an hour. Pre-approval often follows within one to two business days once we have your documents.

Where is the program available?

On homes in Oregon and in every other state where Mortgage Marketplace is licensed: California, Washington, Idaho, Texas, Florida and Montana.

Can family members of a hero use the program?

The program extends to the surviving spouse of a community hero who lost their life in the line of duty. A spouse or partner who is a co-borrower with a qualifying hero receives the benefit on that loan.

Is there a cost to participate, or a limit on participants?

No. There is no fee to join and no limit on the number of heroes served each year.

Does this program offer homebuyer education?

Yes. Mortgage Marketplace and our partners offer one-on-one guidance plus homebuyer classes and workshops for anyone who wants to learn more about buying or refinancing. Ask us about the next session.
